Why Elivia
Who we are
Elivia Homes was formed in 2022 through the merging of two award-winning regional businesses - Vanderbilt Homes, founded in 2004, and Crayfern Homes, founded in 1992. In 2023, we acquired Millwood Designer Homes, founded in 1991. Together, our Central, and Eastern regions deliver a consistent standard of property development excellence, dedicated to sustainable growth and building unsurpassed, thoughtfully crafted homes. Our values underpin everything we do, shaping places of enduring quality and reinforcing our reputation as one of the South East’s most trusted housebuilders.
Why buy new?
A new build home means everything is yours from day one. No inherited problems, no renovation costs and a sustainable home built to the latest standards for energy efficiency and comfort. With air source heat pumps, EV charging points and high-performance insulation as standard, running costs stay low and the environmental impact stays lower.
Why buy from Elivia?
Every Elivia Homes property is design-led, built by skilled craftspeople and finished to a standard shaped by over 30 years of combined expertise. Throughout the design and build process we consider the finer details of how life will be lived in our homes. Our developments are in carefully chosen locations where community, connectivity and green space come together.
We offer a range of ways to buy including Part Exchange, Smooth Move and Stamp Duty support, all designed to make the process as straightforward as it should be.
Award-winning homes
As an award-winning property developer, our build quality and design standards have been recognised across the industry, including Best Boutique Development at the Surrey Property Awards. At Elivia Homes, we believe exceptional should come as standard.
Our Quality Promise
Quality is central to everything we do. Our dedicated quality control team conducts independent checks throughout the build, so every home meets our standards before it reaches yours.
Stage 1, Substructure
Foundations, drainage and services are checked from the very start to prevent early defects. Hardstandings and driveways are inspected at this stage.
Stage 2, Superstructure
Brickwork is checked for line and level against building control standards. Cavity walls, damp course membranes, window supports and roof structures are all verified before work continues.
Stage 3, First Fix
Plumbing, electrical cabling, boiler flues and fire safety components are inspected for compliance, ventilation and customer convenience.
Stage 4, Pre-decoration
A full second fix inspection ensures all components are accurately installed. The property is cleaned and protected before decorators complete their work to our specified standards.
Stage 5, Completion
Final trades, service commissioning, energy performance testing, air leakage assessment, ventilation testing and insulation review. The property is professionally cleaned and undergoes final building regulations and warranty inspection.
Stage 6, Final Inspection
The Site Manager confirms the home is ready. A Quality Manager independently assesses the finished home and works with the site team to resolve anything that doesn't meet our standards before handover to sales.
